When my sister decided to invest in rental property and become a landlady, she had no idea of what she had gotten herself into. If she would have had this book prior to her purchase, she would have been better prepared financially and legally. This book is my gift to her, and I expect it will prove its value in the long run.The legalities of any undertaking can be daunting, especially during these litigious times. This book is the perfect reference for new landlords to review and make sure they cover most if not all the issues that may face them depending on their state and its requirements. I was glad to see one chapter covering what to do about legal action. The authors' advice of following a court case through to the end is sound and necessary.The book starts with one of the most difficult issues facing a new landlord--how to vet your tenants. How many landlords have rented or leased to such really nice people, only to have them skip out on paying the rent and leaving behind huge utility bills the landlord is responsible for paying? This book helps with this process.The authors provide state-by-state references for the reader to research online. There is also a CD-ROM on the back cover with copies of the forms one may need.Attorneys and judges are not always as knowledgeable about the law as they should be. This book reviews cases in which judges have issued rulings that seem to go against state law, but are still binding on the parties. New landlords need to understand the basics of their legal rights and who they can turn to for further information.I highly recommend this book to keep as a reference and help guide you to other resources online and through your local agencies.

If you are responsible for landlording any real property THIS is the one book you should own.easy to read, easy to understand: it gives you all you need.Use it!I also bought the yellow cover book, "Landlording: A Handymanual for Scrupulous..." which is a lot of reading in small print pain to use

I've just started the Kindle version, and so far it has lots of info that I didn't even consider when I came up with the idea of becoming a landlord. It's so thorough. It even lists mistakes of past owners so you can prepare for such things.The forms are downloadable on their website, but I did not try those yet. You can also see them in the Kindle version if you're making custom ones and just want ideas.

I highly recommend the Kindle version, as you can do keyword searches for the specific topic that you are concerned with. This book has answered many legal questions for me since becoming a landlord.

I had had this book a few years ago & it came with a CD with landlord forms. It was easy to setup. I thought this would be the same.Forms are supposed to be downloadable but not sure if the correct names. It was so simple to open the file& read what you needed. Really disappointed.

The book was a basic guide when your starting out. It had organized the material that we may already know to manageable reminders. The forms on disc were very helpful. The cost is unfortunately prohibitive to add to a start up investment. Its the kind of purchase that you thought to expensive at the time but after you make all the mistakes you realize the book could have saved you a lot of aggravation & money if you had just bought it. A landlords understanding of rental laws and providing documents explaining what's expected of the tenant can help avoid misunderstandings. If that doesn't work the signed, agreed to documentation stands up in court. Enlightenong the landlord, preparing documents and material on what to do when the lease is being ignored are all covered in the book.

If you only wanted to buy one book to help you get going in landlording, this is the one. It covers all the legal considerations you need to be aware of as a landlord including differences in state laws and the legal forms you need. In so doing, it covers most of the landlording issues that other books do since, really, most of them boil down to legal issues.The state-by-state legal differences were particularly useful so I could craft my lease and properly follow the letter of the law. With just a generic how-to-landlord book, I'm not sure what I would have done. I probably wouldn't have been as aware as I should have about my local laws. And, bonus, the book is clear and easy to read.

Good guide, great read for Landlords...

This book was recommended by a friend who has rental properties. I had been using a property manager in the past but decided to go it on my own, and this guide was great at walking me through all the steps to get a tenant in my rental house. The appendix shows the various state laws, disclosures, etc. that are specific to each state. I was also able to tweak the lease agreement to suit my needs. I would highly recommend this Guide to anyone who has rental properties, especially for inexperienced Landlords.My only complaint was the time it took for the Guide to arrive. I usually get my Amazon products within a few days, and usually before the initial estimated delivery date. For some reason, this Guide took more than 10 days to get to me. This was during the rental application process, and I really could have used the Guide a little sooner. I almost bought it at my local Borders, but it was about $15 more expensive and Amazon had already shipped my order.
